Malaga leads the occupation of flexible workspaces

The flexible workspace segment continues to experience solid growth throughout the national territory, with particular attention to regional markets and key cities such as Malaga and Sevilla. Recent data from CBRE, supported by operator reports, indicates a steady increase in flexible workspace hiring, especially during the final quarter of 2023.

Madrid and Barcelona maintain high occupancy figures, reaching 86% and 80% during the fourth quarter. At a regional level, average occupancy rises to 87%, with Malaga (93%) and Sevilla (92%) leading this panorama. Both cities present growing demand and operator expansion plans for next year.

This last quarter has seen intensive work activity, with Madrid and Barcelona hiring 2,945 and 2,872 positions, respectively. In regional markets, 722 positions have been transacted in cities such as Malaga and Sevilla, representing an increase of 24% compared to the previous quarter.

Málaga stands out as the city with the highest occupancy (93%) and unsatisfied demand. With the acquisition of 211 positions in the last quarter, the city has been consolidated as a critical point for expansion. With 92% occupancy, Sevilla is experiencing limitations due to a lack of supply, while Madrid, with 86%, plans to open new flexible workspaces.

Valencia, with an occupancy of 83%, has recorded the highest hiring at the regional level, with 366 positions in the last quarter. For its part, Alicante has increased its occupancy to 80%, hiring 36 positions during the same period.

Barcelona closes the fourth quarter with the transaction of 2,872 positions, marking its best performance since 2021. Occupancy reaches 79.3%, reflecting notable growth. The city currently has almost 23,000 flexible workspaces and continues to be a robust market for flexible working.
