According to a report by BNP Paribas Real Estate, real estate investment reached 2,376 million euros in the second quarter of the year, an increase of 7.3% compared to the first quarter. Despite a 10.7% adjustment in the first half compared to last year’s period, the market situation shows more significant interest in investing and open sales processes.
Highlighted Sectors of the Tertiary Sector:
- Hotels: The hotel sector has been the protagonist, with an investment of 1,034 million euros in the second quarter, the highest figure in the last twelve months. Notable operations include purchasing the Six Senses hotel in Ibiza for 200 million euros and two hotels in Tenerife and Menorca for 216 million euros.
- Retail: Between April and June, the retail sector registered 463.3 million euros in operations. Madrid stood out with 53% of the operations in the quarter. In the first half of the year, investment in retail reached 1,295 million euros, an increase of 262% compared to the first half of 2023.
- Logistics: The logistics sector recorded an investment of 348 million euros in the second quarter, with positive forecasts to reach 1,500 million euros by the end of the year.
Key Investors:
- Institutional Funds led the market, with 46% of the total and 1,000 million euros invested in the second quarter.
- Family Offices: They represent 19% of the investment, with a greater capacity to negotiate favourable conditions due to their lower dependence on interest rates.
- Real Estate Companies and Socimis: They reach 18% of the quarterly volume with 407 million euros.
